You put £17,500 and the remaining £41,000 is due in 1 year when the project will be completed. When the project is close to finishing (a few months before completion) you sell the property for £75,000 (properties appreciate by more than 20% when they are completed) and make £16,500 or 94% return on investment!

Your monthly instalment will be around £310. The rental income is around £400. This means an annual rental return of 8.2% and an annual income of £1080!
