Legal issues & Costs

BUYING PROPERTY IN CYPRUS - The logistics of property purchase by foreigners are relatively simple & easy. Transfer of ownership is accomplished by a simple procedure through the Land Registry Office, either by the buyer or by appointed third party with a Power of Attorney.

 

TAXES & FEES - Upon transfer of the property to purchaser’s name Transfer Fees are due, which are based on the market value of the property at the time of purchase (Up to £50.000 - 3%, £50.001-100,000 – 5%, over £100.001 – 8%). The annual ownership tax is approximately £60-120 (depending on value) per year, and the Capital Gains Tax is 20% on profit (first £10,000 exempt). 

LEGAL SAFEGUARDS FOR FOREIGN INVESTORS - Contrary to the risks inherent in the purchase of property in some countries, Cyprus has never been involved in the nationalization of any sector of the economy, nor in the expropriation of property owned by foreigners.

TAX PRIVILEGES - Personal effects, household goods, furniture & cars can be imported duty free by immigrant retirees.

Cyprus & EU – By joining EU most restrictions to foreigner buyers will be lifted. This will increase demand by 50-100% which will generate an increase in both sale & rental prices.

Middlemen & Estate Agents – Always buy from a registered estate agent since buying from other middlemen you still pay a commission but you are not covered if any problems will arise in the future.

Building restrictions (antiquities, seashore, e.t.c) / 7. Infrastructure costs (electricity, water, roads, etc)

Checkpoints when buying a House / Apartment : 1. Location / 2. Facilities provided (c/h, a/c, e.t.c) / 3. Quality of construction / 4. Reliability of seller / 5. After sales support  / 6. Cancellation fees (selling a new property before receiving the title deed you have to pay a big cancellation fee to the developer.  Try to minimize or eliminate this from the beginning) / 7. Specific performance (if you don’t register your buying contract within 60 days the developer could mortgage your property) / 8. Extra Costs (Extras not included in the selling price could increase the price up to 50% or more).
